Exterior Maintenance

Pole House in Waitakeres requires at least one (possibly two) support joists replaced (under the deck - head height) with treated timber. One weatherboard also needs replacing and possibly the other 3 lower weatherboards on remaining sides of house lowered to avoid water damage. Registered Builder required, fixed price quote preferred following site visit. Details below: Floor structure -Remove bottom damaged weatherboard and West side deck floor structure at the bathroom/bedroom West wall of the ground floor to replaced the water damaged/borer infested outer floor joist. -Fit new timber floor joist [check inner joist for rot/borer infestation] and re-fit metal joist hangers for the West side deck floor structure. -Fit galv. steel folded sheet flashing against the external wall framing to extend out over the refitted timber flooring of the West side deck, [this flashing is to deflect weather away from the house timber floor structure], refit new lower weatherboard wall cladding. - Remove basement soffit sheeting under the sunken bath area to check/repair the timber framing supporting the bath. -Fit metal joist hangers at floor joists of the East ‘driveway’ side extended deck where the joists are ‘notched’ over the supporting beam at the basement entry wall.
