Remove wall, put in beam, install insert fireplace and build chimney

Small renovation project. Labour only, not full contract. 1. Remove wall between kitchen and dining and replace with 2 load bearing beams. includes removal of a door & nib wall, improving bracing on another wall, removing window(s) and reinstating exterior finish, gibbing and prep for plastering. 2. Remove existing fireplace brickwork, build cosmetic chimney ready for tiling and structural elements, pour/install new cantilevered concrete hearth,install Masport insert firebox and flue, gib remaining brickwork of wood storage box. 3. Sliding Doors: Expose door track and framing of existing wide sliding doors between lounge and dining room. Allow servicing/replacement of track and adjustment of cavity to allow doors to fully retract. Plans prepared by architectural draftsman available. We want a quote and to set a start date. Once pricing agreed, we will submit for consent so start date will be 4-6 weeks out from agreeing price.
