2 bedroom extension with bathroom

We have a 1987 Initial home and want to add 2 bedrooms, extend the living room and add a small bathroom with toilet. Would like to get started on it as soon as possible. We have a floor plan done already and may want to have a builder to build to a closed in stage for us to finish off. Tight budget, standard build nothing flash, just a standard extension to the side of the house, either with a flat roof or gable, reclad front part of house to match new front with sheet cladding but the rest is hardie plank 310.
