Re Roof

Hi. I'm looking at buying a property that is in need of re roofing (badly rusted). No immediately visable internal issues but the roof should probably be replced before anything substantial is tackled inside. Its a 120sq/m flat roof on a 2 story house - basically a rectangular box. I realise that asking for a ball park guess based on pretty much zip info is asking a lot. However a best case and worst case guestimate will enable me to decide if proceeding with an on site assessment and quote is worthwile before the auction. Don't want to waste anyone's time quoting on a job that wont ever get off the ground! Thanks Stacey
