Convert double garage into a single garage plus bedroom

We would like to convert the double garage (it's a tandem) into a single garage plus bedroom by putting up a wall and shifting the laundry and central vacuum outlet (the bit that holds the bag) from the back of the garage to the new sectioned off garage. We would also like to add a door from the new room through to the lounge, and a second door from the new single garage through to the yard (Please see attached image). PS: The new room is going to be an AV room so we'd like to sound proof it as much as possible. We're thinking: GIB Noise Control and GreenStuf Sound Solution - you'll see why once you see how close the neighbours are :) Someone mentioned Acoustiblok - we're open to ideas...
