Easy Rumpus Redesign

We are looking for quotes to: Move our laundry from its current position to the opposite side of the wall (into the Garage - perhaps up a metre or two from current plumbing), install shower/toilet/vanity in current laundry space, and build internal walls in the rumpus room to make a 4th bedroom with wardrobe. There will need to be a window created in the new bedroom and the laundry door replaced with a window and wall. We have a rough drawing from our architect who has said permits shouldn't be required to do this work (haven't checked with council). We can't provide access to the area as yet as we have just purchased this property and do not get access until July 16. We would be keen to have this work completed reasonably promptly after moving in (depending on costs etc). We have the rough plan available but it is a PDF and you can't upload PDFs here.
