Medium sized deck with a workshop area underneath that needs some love. Water leaks through the deck into the workshop area when it rains. Need someone to make this weather tight. A building inspection advised that plywood cladding enclosing the workshop is also rotten and needs replacing and for flashing to be installed to halt further water ingress. The bearers and joists all look ok but the bitumac is damaged and hanging down in some places. Only after quotes at this stage to gauge cost of work to set budget. Considerations for quote: • All work needs to be completed to a stage where any new surfaces can be painted/stained by us without the need for us to do any prep or remedial work e.g. no gap filling or other minor repairs. • All building waste including material removed from the house needs to be taken off site. • One main contractor must be responsible for the job end to end. If there’s a need for sub-contractors, the main contractor needs to arrange this and be accountable for their work and remedying any issues. • Quotes need to actually be quotes with a fixed firm non-negotiable final cost for the work rather than estimates.
