Hi there, We have a large flat section of 2500sqm in a high quality development in Dairy Flat - just north of Albany. Looking for initial design and build ideas and feedback as to whether it is cost feasible for us - so we can decide whether to sell should the bare section off or develop ourselves. Being a young couple we need to look at clever ways of building a quality home on a tight budget - including potentially adding to the house at a later stage or phasing the build (build to shell stage etc) if that is more cost effective. House size is likely to be 300-400sqm floor area, 4-5 bedrooms, and either 1 or 2 storey. Architects: would appreciate your ideas of best approach to such a project? Simple but effective design on a tight budget that minimises cost and maximises the end product result springs to mind...? Being a big section maximising the section and street appeal is important - even if it is a smaller home that those surrounding ours. Builders: At this stage just an idea of your average square metre rates, whether you do full build versus labour only and also any ideas of how you'd suggest keeping the build costs reasonable.
