Garage to Bedroom Conversion

We are buying a house in Stanmore Bay that has a unconsented Garage Conversion, double garage half converted to a bedroom. We want it stripped back to garage and rebuilt to gain compliance. We need an estimate for how much to budget at the moment and understand that this takes time so we are willing to pay. There is also an external entertainment area that need rework. Its too big and doesn't have compliance either.
