New garage

I am subdividing my section. This requires demolition of my existing double garage attached to the south side of my house. The house is two story, concrete floor and concrete block construction on the lower floor. I plan to build a new garage attached to the east side of my house. I would like to construct a room above the garage that connects to the 2nd floor of my house. I would like to consider adding a 3rd floor depending on the cost. I have had the property surveyed and can provide the section plan in CAD format.
