My property (currently a rental property) has an existing single car garage with a loft storage area under a pitched roof of concrete tiles.The garage has concrete block external walls with weatherboard walls at the first level and adjoins the main residence on its one side. Plans have been approved and a building permit issued by council to convert this loft area to a two room extension with access from the existing attached residence at the upper level. . It is planned to remove the existing pitched tiled roof and replace with a long run sloping roof supported at its highest level from the ridge of the existing house. The construction involves joists and floor for the loft area, new timber framed walls, plaster board linings, new windows and weatherboard external cladding at the revised first level. An existing adjoining small first floor bedroom will be partly integrated into one of the new rooms and converted into an ensuite bathroom with vinyl floor, shower, vanity and toilet.. Detailed (approved) construction plans and specifications, produced by Bruce Campbell design, are available in electronic format for reference. The approximate area of the new construction is indicated at 22m^2.. Construction is contemplated during the warmer part of next year (2019) or perhaps later this year as appropriate. An adjacent property of the same general construction was converted in a similar way some 20 years ago, so I have attached pictures of my existing garage (front and rear) and the conversion undertaken at the neighbour's house to provide a basic indication of the job.
