Our house is a 3-4 bedroom mudbrick and cedar detached house and is around 12 years old. We currently have an open plan kitchen/lounge. The kitchen is tired and lacks space. We have thought about building a single storey extension to the front and side of the house of approximately 40m2 which looks part of the main house and relocating the kitchen there. If it were possible we would like to incorporate a small toilet room with handbasin so that the extension can be used without going into the main house. We would like someone who can manage all aspects of the job from council permits to hiring sub contractors and installing the kitchen. Work on a fixed price basis so there are no unplanned costs. We are rural although only a couple of minutes drive from the town and the land at the front of the house is flat. Please give best ballpark estimate for the complete job.
