The renovation is underway, the plans have been consented and the flitch beam has been ordered. We are installing a 5.8m long Flitch beam to support the ceiling and allow us to remove 2 walls and open up our living area. The linings have all been removed so the walls and ceiling joists can all be seen. We are looking for a builder to support the ceiling, install the flitch beam into the ceiling space, build the supporting ends for the beam and hang the ceiling joists from the beam to allow for a flat ceiling. There is also some more minor work extending a couple of internal walls. We are looking for someone has a couple of days available to do this work in mid November (or as soon as the beam arrives!).
