Hi there. I need to remove a wall as part of a kitchen renovation to make the space open plan for a kitchen island. I have a flat roof house and whilst I understand the wall is not load bearing... It is a brace wall and the space between the beams in our 1970's home are wider than what would be allowed under current building regs. I am doing the kitchen on a budget so whilst the wall must go, I am trying to minimise the additional cost for council consent etc so am aiming to get as much of the wall out as possible under one of the lesser building or homeowner exemptions if it is possible. I will need a LBP to advise and complete the job. It also involves some very minor electrical work to relocate a switch.
