Conversion of large living and 2 bedroom area to dwelling

The work relates to a house which has a large garage at the back of the house with a living area and two bedrooms above. I would like a estimate for 2 options: 1. Add a kitchen and bathroom and general tidy up and renovation of 'do-up' elements; instal firewall between original house at front and new dwelling at back. 2. Option 1 + convert the garage area to liveable spaces. The property can be viewed at --- / --- I have also attached some additional photos. Viewing can be made by arrangement. It would be great to get an estimate of these options based on the information available. For example I have a pre-purchase builders report which has a lot of information and photos of the property.
