Our rental property sounds like it needs a new bathroom. We would like a quote on this and we would need it done ASAP (within the next 2 weeks ideally) while our property is empty. If you could help out with that timeframe..... you can grab the keys off Brenda Currie Property management from Monday afternoon to have a look at the place and quote. The job... The bathroom is a poky rectangle. It would need - ripping down the current gib walls and ceiling - ripping out the hot water cupboard - the hot water cylinder put into roof (likely put a small cylinder into roof and do gas for the shower) - a gas hot water system attached to the exterior of the house to service the shower - recreate the whole room as a complete wet area - tiles or gib for the walls - tiles on floor - paint or bathroom gib on roof (Aqualine vs Tiles - whatever is cheaper. If tiles are cheaper or only marginally more expensive then whatever neutral colour is cheapest - white or similar as main colour ie walls and charcoal or similar on floor would be our preferences) - Reuse the light/extractor fan if possible - re-hang mirror above vanity and possibly put up another in same place as original on opposite wall. - Place single floor to ceiling glass panel across half (ish) the width of room to create a wall for the shower - address the window (will now be in the wet area) so it is waterproof (suspect will have to remove wooden frame and replace with aluminium, frosted glass). OR remove window all together if cheaper. - Add another plumbing outlet for vanity faucets. (likely vanity will go on same wall as shower closer to door.) - put in a toilet if you think there is sufficient room for it We are looking to do it for under $10,000. We understand that this will restrict placement of the vanity etc to keep plumbing costs down and will likely mean using gas hot water for the shower and a small hot water cylinder in the roof for the kitchen/laundry rather than a large cylinder and having to reinforce the ceiling here. The house is currently empty but we don't want it that way for long. The whole project start to finish would need to be completed in 2-3 weeks. I will draw a very primitive plan (I am definitely not an artist!) but would need you to take care of the details. The pictures should give an idea of what we think would work but really not remotely worried about the design just so long as it is functional. Ie, we are not worried about exactly where everything is - the vanity can go on either wall as can storage shelving/open cupboards. The toilet can go wherever it fits best. The window can be changed shape or removed if needed. The shower can be made as wide as you want, just so long as it is practical. The shower glass wall panel can be as tall and as long as you want. We would like a vanity that has some storage space, ideally a floating rectangle type. Big ask I know! Would be very keen to hear from anyone interested in coming to our rescue! Cheers, Ema
