Hi there, I would like to do the following modifications in an existing timber deck: PART 1: • Cut an opening in the timber deck to install a spiral staircase. • Build a spiral staircase to connect Level 2 (deck) to the Level 1 (ground). • Cut an opening in GIB board wall partition between two rooms and install a sliding door in this opening in Level 1. • Install a toilet in the laundry room in Level 1. The toilet location is directly located above the gully trap and underground sewer, so there is NO need to install wastewater pipe. • Install a partition for the new toilet that includes a sliding door. An off the shelf partition can be sufficient. PART 2: • Install enclosed sliding glass panels with full height (2 m) under the deck in Level 1 on three sides. • Build a glass enclosure 2.50 x 1.50 m in front of the laundry and toilet in Level 1. • For Level 2, install glass panels with fixed panels at the bottom half and windows on the top half. Windows can be sliding or with opening sash. • Install a roof for Level 2. REMARKS: • For Level 1, I think it is possible to build strong metal frames in both directions (the red and blue frames shown in the attached photo). The frames can be levelled and the corner angles can be adjusted accurately. Then, you can install glass sets and structure including sidewall frames, sliding glass panels, ground track and roof track inside the built metal frames. • For Level 2, the handrails will be removed and then similar metal frames can be installed on the second floor as well. Install glass panels with fixed panels at the bottom half and windows on the top half. Alternatively, if it is recommended to keep the handrails, install Glass balustrades to the handrails and install glass windows above the handrails. • The glass loads on the second floor will be distributed along the perimeters of the deck and will be carried by the metal frames on the ground floor (red and blue frames), so there would not be an issue on the deck and we wouldn't need internal concrete posts. Please advise if you can carry out the full project or PART 1 or PART 2 only and provide the quote and estimated time. I also need assistance in obtaining the Council Consent for this project.
