My investment property is a four bedrooms three storeys townhouse.. It was built in 1995. The floor area is 200 square meters. This leaking problem has been revealed in 2018. We terminated the lease then and trying to repair it. The flaws are obvious: there are some cracks on the plaster exterior wall caused rainwater penetrated and some of wood frame is rotted . I have opened the mouldy internal-wall to identify the reasons of leaking, and sealed the cracks where I can reached. The situation did not worse further in a year later. So I am wanting a builder who could fixes the wood frame from inside (where the GIB board has opened) instead of recladding.
