KITCHEN 1. Remove existing cabinetry to workshop storage with the intention to re-use cupboard & cabinets where possible within the RSE accommodation areas. 2. Isolate power & plumbing. Remove 40L EHWC to storage for intended re-use. Can be SW Bartholomew and Ideal Electrical, who do work for the owners, or subbies can be the Builders’ choice. 3. Check bay window for structural support & re-support to take a new 30mm composite bench of almost the same size as the existing. Ensure weather tightness from below. 4. Re-wire for new fittings & make good existing walls to take new cabinetry. 5. Remove vinyl flooring, which is confirmed as being non-asbestos by the owners testing. Check floor for squeaks, flexing and make good. Prepare to take new vinyl sheet. 6. Make outdoor shelter for 9kg LPG cylinder for gas hob. 7. Remove existing extractor fan & allow for new through wall extractor. 8. Finish off after McIndoe’s install kitchen cabinetry. 9. Option- underfloor insulation to all timber floors-i.e. replace existing foil with Expol type. DINING 10. Salvage existing rimu rails & posts for re-use. 11. Remove flooring etc as above; including entry area. 12. Frame up & gib low wall to replace 10 above & prep to painting standard for owners to decorate. 13. Finish off after McIndoe’s install kitchen cabinetry. LAUNDRY 14. Remove flooring & prep for new as per kitchen. 15. Owners will manage re-flooring of previously vinyled areas. HALL 16. Remove bi-fold louvre doors. Salvage existing rimu trim for re-use. 17. Install 2 x cavity sliders into 1650 w opening in assumed non-structural wall. 18. Make good trims (especially slider lintel) in best rimu available. 19. Finish all walls to paintable standard. Owners will re-decorate. FAMILY ROOM 20. Assess existing twin door [1500w w X 2000 h] for installation of a single cavity slider back into the wall that is thought to be very structurally important & require engineering design & structural steelwork to accomplish. 21. Offer practical alternatives that may include bifold doors or stacker doors. 22. Consider new steel post[s] similar to elsewhere in the room & seen i.e. external supports rather than boxed in. STAIRS 23. Install new handrail, approx. 3.6m long. Style sought- Round rimu on brass supports & close to wall. BLUE BEDROOM 24. Check ranch slider for leakage, remedy & make good. 25. Option- cost up the construction of a pergola similar to the front of house. Owners will paint. BACK PORCH = street entry 26. Extend exposed aggregate path to the corner of the house & along to the office door; in the same style i.e. with brick edging. Allow for similar small garden along office wall. 27. Build a new pergola [similar type as the front of the house] from about the existing end of the exposed aggregate to the back door. Cover all with Clearlite type long life roofing, falling to guttering running across the entry path. Connect to existing DP lines. 28. Extend pergola across the side of the house for the full width of the sliding door at nominal 1.5- 2.0m depth. Cover all with Clearlite type long life roofing, allowing to fall into guttering & DP’s. Owners will paint timbers. 29. Lay owner supplied tiles to existing concrete slab to match existing doorsteps & slip proof spray. [Tiles are held in storage]. 30. Alternatively – remove existing red/black tiles and lay all new owner chosen non-slip tiles. 31. Connect new lighting within pergolas.

Great guys to work with; Adam showed lots of flexibility as we figured out details of what we needed with Steve's joiner skills adding to the finished look & Toby the apprentice deserves mentioning for his enthusiasm. Their contacts with other tradies were great in getting special things like the bench seat done & they have also helped us get our next project underway. We were flexible about timing & so were they so we all ended up happy at the end. Without hesitation: HIGHLY RECOMMENDED
