Water ingress at the edge of the garage has run over the floorplate, and rotted it out. The joist ends are also affected. The bearer is solid, as the correct grade of treated timber was used, but no gap was allowed when built for ventilation or drainage between the floor plate or the bearer on the structural block retaining at the edge of the drive.
