Quote required to address the following identified through a recent building inspection report: - Cladding - Cracked weatherboards were sighted to the cladding in areas. This could be causing water ingress in the wall cavity. The condition of the wall framing is unknown. Repairs or replacement of the defective boards are required now. - Windows -Gaps were sighted at the door/window to the cladding junction of the majority of the window units. This could be allowing water ingress to the wall cavity. Typically a timber scriber would be in place at this junction. Upgrades to the junction are required to help prevent this. - The front door window and door have no head flashings. If the junction between the window/door and cladding is not sealed or the seal breaks down, this could potentially lead to water ingress. As a matter of best practice it is recommended that sufficient head flashings are installed. - Subfloor - The northern wall of the lower level of the building is built against the upper subfloor. Sand and debris were sighted against this wall. This could cause deterioration to the timber framing of this wall. Removing the sand and debris away from this wall is required, and potentially lining the wall would be a solution to avoid this from reoccurring. - An undermined pile was detected at the southern end of the upper subfloor. Although the undermined pile was operating, this is prone to movement as the dirt around the piles has been dug out. - Two piles at the southern end of the lower subfloor have been installed off the centre of the bearer and are not fully supporting the load of the bearer. Engage a licensed builder or piler to assess if upgrades are recommended. The installation of new piles down to the solid ground is standard repair solutions for the two defects above.
