Please see attached list of outstanding requirements for 104 Barrow St Bluff Final outstanding items for BDG/ --- Relocation dwelling onto site plus amendment 1 All of the brace piles require a 12kn connection from the pile to the to the bearer /joist appears some are missing 2 The double floor joist that runs parallel to the front deck requires to bear on the pile /bearer supports 3 Note only one pile brace can be fixed to the top of a braced pile on site 2 braces have been fixed needs to be addressed 4 DPM on ground under floor has been dislodged in places due to wind and not being held in place Needs to be addressed 5 Under floor insulation needs to be supported as per the manufactures requirements Note in some places is starting to full out of position, nails are not acceptable to support insulation 6 Deck stair tread to be made non slip 7 Kitchen extract fan exit to have a water proof hood over 8 Rear door landing to have steps installed 9 Sill flashing’s under windows to have the gap behind it to the cladding blocked off refer to NZBCE2/AS1 and manufactures installation instructions for guidance. 10 Laundry cupboard to have mechanical ventilation extraction to the outside. 11 Due to the age of the consent an amendment is to be obtained re NZBCB2/AS1 as a durability modification. Forms are available from council’s web site. 12 Record of work required from the LBP, foundations, cladding including joinery, roofing and carpentry Suggest a Licenced Building Practitioner be on site next inspection to go over the outstanding issues with Council Inpsector.
