Shop front canopy/awning

We have a very old & ugly fish & chip shop that has recently had the overhead verandah removed as it was uneconomical to repair. It was damaged in high winds last year. Unfortunately this means that there is no protection from the elements and rain is getting in through the windows. This could be a great opportunity to give it some much-needed street appeal with a canopy or awning and invite interested parties to see if this is a good idea and advise if it will help the water-tight issues. I've attached some pictures of shop canopies to give an idea of the type of look that may work on the premises, but we're open to suggestion.
