House Extension - Master with Ensuite

Brick house from 1960s. 3 bedrooms and 1 bathroom. Looking to add a master bedroom with ensuite and possibly to extended the living room as well. I have the concept design plans, but before committing to the full working drawings (and cost associated), I would like to have an estimate of the building cost. The concept design has two parts: 1) Adding a master with ensuite at the front of house. 2) Removing the existing conservatory, and using the existing foundations, making it a livable space as an extension of the living room. Roof plan has been design to minimize cost. I would need accurate estimates for both jobs separate, as depending on the cost, we might have to only go with the master and ensuite?
