Hello, we are looking for someone to renovate our bathroom and toilet, and replace the laundry sink and possibly kitchen sink (with associated work on kitchen bench). Posting this all as one job as we figure it makes sense to wrap it all up together, but if you’re only interested in one element of it then please do get in touch. The earliest we can have this work done is September. Bathroom We are looking for a full renovation of our bathroom/toilet. Presently we have a self-contained toilet (1.9m x 0.8m) separated from a bathroom (1.9m x 1.5m) by an interior wall. The bathroom has a shower cubicle, and sink with cabinet underneath. At a minimum we are looking to replace the toilet, shower cubicle, sink/cabinet, and flooring throughout, with modern fixtures. We have not made any purchases or decisions on fixtures at this point. There are three major variables involved, and we will be making decisions on each of these based on cost and your advice. Variable #1 is removal of the wall between the toilet and the bathroom, to open up the space. The wall has wiring in it for the light switches. I don’t think this wall is loadbearing, but this will need to be assessed. We will make the decision on whether to remove the wall based on your quote on the cost of the work involved in removal and rewiring. Variable #2 is the replacement of the shower cubicle with a shower over bath rather than just another shower cubicle. This would entail rearrangement of the fittings. This decision will be based in part on the quote for the work involved, and in part on whether we decide to remove the wall (variable #1). If the bathroom and toilet remain separate then fitting a full bath into the bathroom will make the space very cramped, so we would be less inclined to replace the shower cubicle with a bath. Variable #3 is the underfloor. The shower has been leaking. From underneath it is clear that there is water damage to the floorboards and beams, and the beams show signs of borer (which we have had treated). The beams not around the bathroom are in much better condition. Also the toilet is on a lean, so I worry that the floor under the toilet may be compromised. Depending on the extent of this problem (which we will be looking for your advice on) the job may include remediation work for the floorboards and beams. Laundry We have an old laundry sink that we would like replaced. Kitchen There is water damage to the cupboard walls under the kitchen sink, and it seems to be getting worse. We suspect that to address this we will need to replace the kitchen sink, which may mean taking out and replacing the benchtop and cupboards. We will be looking for your advice on the most appropriate solution (i.e. would it be sufficient to replace the sink, or do we need to take the whole cabinet out? Or would a non mechanical solution be possible?). Cheers
