Check the cause of ceiling hole/leak

My tenants advise that there has been a small leak located in one of the bedrooms. There has been no leak following heavy rain, and when we visited the property, there was no visible leak. There are no pipes (we believe ) on that side of the property that relate to our house. This is a house with two flats on either side. Needing someone to have a look and see if there is an issue, and also repair the ceiling damage. Photo shows the size of damage is approximately 3 cm in diameter in two locations.
