When we had our builders report done we were advised that these issues needs to be addressed "When two attached dwellings are rented out individually of each other they are required to have a --- fire rating at the inter-tenancy wall. These walls are currently non-compliant as a non-fireproofgap exists in the sub floor. We advise that a licensed building designer should be contacted to investigate, with remediation carried out immediately" We were also advised that the piles under the floor need to be secured "Piles are supposed to be connected to the bearers in the subfloor by way of a stapled wire or the like, some of the piles no longer have these fixings or they are in rusted condition we note that this issue is relatively mitigated by the fact that the dwelling is situated on a concrete ring foundation. We recommend that these are retrofitted where they are either missing or in poor condition into the concrete piles to secure the dwelling to its foundation, and note that if this is not carried out, the potential exists for the dwelling to fall off its piles in a substantial seismic event."
