Spec Home to be Built - all profits to builder

I have a section in De Lautour Road (500m 2). I want a builder to get a spec 3-bed home up on it to sell. I'm happy for the builder to take ALL profits, I just want $10k to start for the section and $32k when the house sells. It would suit a 'pavilion style' house with garage out the front. Section faces north. Services already established (apart from storm water).
