Hi, apologies is advance for long description, but I figure it’s best to lay it all out. I wasn’t sure who was the best trade to contact for this initially - a builder, structural engineer or subsidence expert, so any advice on the best way forward will be much appreciated. Large cracks have appeared in a tall post at the front of my house. I don't believe the post is structural or lode bearing but it does attach to the roof. Initially I just want to get an assessment, and make sure there’s not going to be a catastrophic failure that damages the roof. I’m guessing that the post will need to be replaced at some stage, and the cracks will now let water in which will lead to rot. The house is 25 years old, and I bought it in 2004. It had some signs of settling then, and I have noticed some small signs of subsidence in the last few years - a couple of hairline cracks above doors, a an internal door not closing properly and a join on the balcony pulling away. So would be good to also get an overall assessment of any subsidence. We are planning to put in a front deck and door within the next couple of years, so my hope would be that if the post is assessed to in no danger of failing that there could be a temporary fix such as filling the cracks with resin or something to protect against water damage, and then be replaced as part of the renovation. I am currently travelling and back in Dunedin on 18th March, but could arrange access before then, I also have the drawings/ plans of the house if necessary.
