estimate cost of building 2 or 3 bedroom house

I have been discussing the potential for subdividing my property with a planner and building on the lower section of the property. The section is relatively steep so would need some relatively significant earthworks. I was hoping to get a cost estimate from a builder with, based on the cost here, the potential to build on the property once subdivided. I can give more detail if interested
