After the heavy rain last Tuesday 12 July, we have water dripping through the ceiling into our upstairs ensuite bathroom. We believe it’s highly likely that it’s coming from a raised nail in the roof. We have a section of ceiling damage – it’s slumped, has a biggish crack plus a smaller one, and flaking paint. (We can’t get access into the roof space above the ceiling to work out what damage has been done there.) We’ve lodged a claim with AMI. They may cover the resultant damage from the leak but we need to go ahead and sort the roof leak and get the house watertight first. We would like to have a builder inspect the roof, screw in any offending screws, and ensure it’s watertight. The damaged portion of the ceiling needs to be removed and either a temporary or permanent replacement put up.
