Home alterations

We would like to do some alterations to our home. The house is 1900s timber framed. See attached drawings for details. We are looking for cost estimates for the following: 1. Lounge and Bedroom 3 reversal. Allow a separate price for an additional pile as shown in the drawings. We can't easily view what's there at the moment, but it's likely there is a pile already. 2. Separate item for removing wall framing and gas fire in the proposed bedroom 3. The ceiling joists in the original part of the house (bedrooms and lounge span front to back (spanning onto the proposed lintel). We don't know what way the joists over the dining room span, but we assume they span onto the proposed lintel too.
