House alterations - adding an extra living space

PLEASE ONLY RESPOND IF YOU CAN MANAGE THE WHOLE PROJECT INCLUDING DRAFTING PLANS, CONSENT AND BUILD. We are wanting an to add an extra lounge to the back of the house. We have had an arcthetic visit, and said it would be a pretty simple approach. But we are needing a draftsman or an architect for the start of project and then need to look Builder Our key objectives for the project are: Add a living space to your existing home The space should be suitable for my wife to meet clients for her photography business, though won’t be used as a studio We would like a high/pitched ceiling both to create a feeling of space, and also to allow light to reach the existing lounge and kitchen spaces. It should generally be in keeping with the exterior of the house, though you’re happy to look at using a metal roof, aluminium window joinery etc. We are not planning any significant work to the rest of the house, i.e. the new space will connect to existing rooms without requiring significant redecoration work beyond the addition itself. We are open to the idea of opening the new room up to the existing dining/kitchen space, thought consideration would need to be given to screening this area off if clients visit. require a Quantity surveyor Structural engineering help with consent etc
