Hi, I have a small rental property management business in Christchurch. I have a new client in Diamond Harbour where the previous management under another company unfortunately did not keep an eye on repairs and building maintenance issues. I am looking for someone who does great quality, highly reliable work, with a good number of strong reviews. Given you would be doing work on our behalf, you would need to have public liability insurance and be happy to sign a standard contractor agreement with us. We are based in Christchurch but looking to secure more property clients in the Governors Bay to Diamond Harbour area and therefore keen to establish ongoing relationship with reliable trades that can also do future work in that area. Would appreciate it if you could indicate if you have capacity for this in the future. The property is an older timber home in Diamond Harbour and we would like a licensed building practitioner to go through the building and assess it for any necessary and recommended repairs and maintenance aspects, and provide an itemised quote for the suggested works (it may be the case that you recommend some work is done immediately and other work advised to be done at a later date). Some of the initial aspects that have already been noted are: some wooden window frames are letting in some rain; there is a leak in the bathroom cupboard coming from the roof space; the bathroom door’s latch is missing; the ceiling hatch in the bathroom cupboard is a glass panel, it had a replacement made but the tenants said it did not fit – they can show the replacement; appears that the vent for the dryer goes through wall to garage; there may be gaps etc that may provide access for pests; deck stain very worn; and some external paint flaking. I noticed likely borer as well at the time, and am arranging assessment and treatment of that separately. In the assessment it would also be helpful to know if any of the current issues are due to poor prior workmanship as we may then be able to charge some rectifying costs to the previous provider/s (an exhaust was put through the ceiling for the bathroom fan & the same provider made the replacement ceiling hatch; 3 years ago the deck was stained and the front of the house and deck area’s walls were painted). Please also let me know your upcoming availability to do the assessment - it would be ideal if the assessment could be done during the next week, but understand that may not be possible.
