Extra bedroom & space needed

Hi, We live in Wai O Taiki Bay, Auckland, in a 1960 weatherboard and tile house. It is 90sqm and two bedrooms on a 900sqm section. We would like to add an extension to the house with the primary needs of an additional bedroom and bathroom (for us grownups) and add some living space; hopefully attached from our living/dining area where a deck and old sleepout could be removed. If possible, because the back of the house is almost double storey height we would like to be able to put ‘granny’ / rumpus room plus shower & toilet on the lower level of the extension. We imagine that the footprint does not need to exceed approx 40sqm but be two levels. We are keen for the extension to be a contemporary design and include creative features and contrast the exitisting structure in style and materials if possible. We do not wish to do other internal renovation work to the exisiting house, except for the link between the two structures. We have a topographical survey completed and an approved budget negotiated with our bank. We require a registered builder and a fixed price contract.
