12 weeks building work

Building extension about 20-40sqm one bathroom and one large bedroom, we have plans but not working detailed drawing, would be good for a builder to manage the entire job. I've been told in might take 12-14 weeks? In addition to the above some detail of the work that needs to be completed. Our preference is for this work two be completed in two to three stages. First stage ? Add a bathroom to the rumpus room area downstairs, weather seal and reline the internal walls. Extension of the living area by about 11sqm over the existing concrete deck, then add on a new deck out from the kitchen that needs replacing too. We have a price for the kitchen but would be open to ideas. Second stage ? add two bedrooms and a bathroom on the top story with a double garage underneath, which is about 40sqm of ground extension to the existing house. As above we would like to look at quotes for the entire job, (two stages) but have a budget to work within.
