We have a small membraned deck over our carport, which is leaking and requires repair. The Butynol (or similar) waterproofing has failed and water is making its way through into the carport and through the soffit underneath. The door onto the deck is also letting water in. We require a formal quote Notes from building inspection: Upper Front Deck Timber deck at front north facing off upper living with timber cantilevered construction, Butynol or similar waterproofing, soffits underneath and metal handrail. This deck is leaking, waterproofing has failed, soffit underneath is wet. Outlet with minimal size and no overflow. Handrail no longer complies with today's building standard (too low and design), requires improving/replacing. Deck requires exposing with partial/full rebuild to comply with current building code. Single door onto deck - water is also protruding in this location, upstand/detail requires improving. Door and weatherboard under window in this location may have to be removed to improve this detail and waterproofing - then reinstalled.
