Had a building report done and need a quote to reduce offer price and get remediation. Under house basement partial excavation has exposed below foundation.to be back filled or remedied. One side wall on house has cracking in brick veneer, need to establish why and remedy. Access is limited and we are time critical on the quote as our offer period expires end of next week unless we request an extension. See exerpt from report "It was noted that there are some diagonal cracks in the brick veneer below the bedroom window on the east elevation, horizontal cracking between the brick veneer and the masonry block basement wall, and cracking between the masonry block basement wall and the concrete footpath. The window has been installed in the masonry wall after construction and doesn’t appear to have a masonry lintel above the new opening and it is unknown what strengthening was put in when the window was installed. There is also a downpipe in this corner which as been re-routed around the to the west elevation. Taking into the account the cracking and what appears to be a slight drop in the masonry basement wall, it would be recommended to get further advice from a structural engineer and possibly a geotechnican to assess further. There may have been some subsidence from an old soak-hole near this corner, it may be from the window installation, or may be just general movement/settlement; however a specialist will be able to advise on this."
