(1) Grind out and repoint mortar (2.2 l/m) (2) Remove, dispose and replace 2.88 m2 bricks (3) Grind out and epoxy fill cracks in ring foundation (3.00 l/m) (4) Solid plaster repair to ring foundation (1.20 m2) (5) Repair step cracking in mortar - see photos. Please note that (5) is a requirement from a builder's inspection report (see photos) that stated "Some step cracking was identified to the mortar in the brick cladding in this area. Although fine cracks are quite noticeable, they are often only considered to be an appearance defect, and usually do not indicate any structural damage. Generally, the cause of a fine crack is indicative of a separation between building materials and finishes (e.g. paint, plaster, mortar etc.) along joins. Gaps were noted between the bricks and the timber window frames in the area. It appears the bricks have moved from their original positions. Cracking of this nature can generally be repaired by scraping out any loose mortar, refilling and repointing. Such works should be performed by a qualified bricklayer or a general handyman."
