Drawings for replacing five decks

Vespa Apartments is a 5-storey building located at 20 Hanson St, Mt Cook, Wellington. The building was originally a 4 level factory building that was converted to apartments in 2003. The building now has a range of weathertightness issues arising from the 2003 conversion. Rendercon has been engaged to resurface the entire building exterior – including putting a Sika MTC trafficable membrane over the existing butanol surface (shown in purple on the elevation attached). They are currently scheduled to do their work over May 2024. There are five wooden decks on the butanol surface. These need to be demolished and removed before Rendercon starts work. Once Rendercon has completed their work new decks need to be constructed on a like-for-like basis with the current decks, but on a jack system so the waterproof membrane is not penetrated. We have original consent drawings that can be scaled, but need elevations and specifications for the replacement decks. The drawings will be used to seek quotes from building companies. Drawings need to cover type of jacks (or other) size and spacing of joists, decking material and how the decking is fixed down. Detail of construction at the door/building, boundary joist and how the privacy screens (and balustrade) are to be fixed (so they are strong). Privacy screen/balustrade detail of materials and their fixing to the structure. We need the work done fairly soon - to have time to get builders lined up before Rendercon starts work in May.
