Deck and room underneath extension

We are looking for a pragmatic and available draughts person to draw up plans for a 5-6m x 3.5 metre first floor deck, and design it with potential to add a 3 x 4 metre room underneath. Cost estimate is for plans - which may include the need to outline the existing house as North Shore don't have building plans (original house is a block built 1953 house).
