extension under house

Current house, 90 sqm, weather board on timber columns and small pad foundations. Would like a plan drawn up by a draftsperson. I want to build a bathroom, bedroom and living room area under existing house, with a spiral stair access to first floor. Extension approximately 70 sqm. Part of the extension will be outside of the existing buildings footpad, roof to be used as deck for first floor. There will be a need for some excavation, 20 sqm.
