Garage reno

I need plans drawn up for sign off with council. I want to convert my garage into a one bedroom flat, with a small office, bathroom and kitchenette. The garage is about 40sqm. I have a builder who I would also like to have meet with you and me to discuss options. I have attached photos. Of the 3 doors, the first one on the left is to a shower/laundry; the middle door is to a toilet; and the third is the entrance. So it already has plumbing/hot water cylinder. I would like the plans drawn up as soon as possible.
