Lending renovation quote

We are under contract on a property and looking for help creating an initial renovation quote to satisfy and secure our lending. The quote should include architect fees, interior/exterior work including 2 x new bathrooms, new kitchen, new decking and general fit out, but no changes to the footprint of the house. We need to start the quote work Jan 8th to have lending in place by jan 20. We have all paperwork now and can access the house on Jan 8th for. a walkthrough. If you can help provide a general builder report also or have any experience dealing with compliance issues even better. Happy to pay by set fee or agree a rate. James
