convert garage to entertainment room and add bathroom

Hello! I have a concrete perimeter basement garage that I would like to turn into an entertainment area and also add a bathroom. Minimalistic bathroom with shower cabin and no tiling, keep wooden floor. Also make 2 windows taller by saw-cutting and installing new aluminium joinery and a sliding door (already talked to fabricators, no problem from their side). Plumbers also already looked at this project - no problem, only an extra air vent is required to be installed and connected to existing air vent above roof. Please see the "before" and "after" plans in the job description. Need to create documentation ready for council consent submission. It is a 3 level house, plans for ground floor and top floor are also in job description for reference. Please reply with an estimate of your charges and timeframe.
