Extension

Hi, Draftsmen only please. We are looking at putting in an extension (about 5m x 7m) single storey, this would be to extend our dining/living. Kitchen would stay in same location but would be upgraded most likely at a later date. We would like to install a fire and also a split level deck with steps. We would also want to extend the drive down the side of house but don't believe we will need plans or concent for the drive and deck. Looking at price estimates for plans to be drawn, we have old plans for the house but they are not current. House is currently brick and tile, was thinking tin roof on extension and plaster outside of extension. Thanks
