I need help with the design of my new house at Lake Rotoroa. Project Overview I own a residential section at Lake Rotoroa in the Nelson Lakes area that I would like to build a home on. The section is adjacent to Nelson Lakes National Park. 330 km from Christchurch, about 100 km from Nelson City. Do you need to visit the site? I can provide: Geotech report, layout of existing buildings, some levels. The site is in the Tasman District Council area. Initially this would be a weekend and holiday retreat but in the future when I retire it would become my permanent or semi-permanent home. I want the house to be approx 100 m2 with two bedrooms. History This is the second iteration of a house build project for this site. The first ended when the builder engaged under a design and build contract went into liquidation. This project had not progressed beyond the design phase. The original design cannot be used as it is specific to the original builders proprietary modular building system. A redesign also removes the constraints due to the modular building system. While the original house design can not be used some of the decisions and data gathered can be. Project Delivery I recently built a garage on the site. I quite enjoyed this project. While a house is a more complex project I would like to take on much of the work as an owner builder. Construction details must be clear enough to be understood by an amateur. Design Scope I will provide a more detailed brief to the selected designer. I need the services of a design professional who can: Develop my existing ideas into a concept plan Assist with the selection of suitable construction methods and materials. Prepare working drawings and related documentation for building consent application and to guide construction. Assist with the response to any RFI flowing from the building consent application.
