Conservatory and extension design

We want to add a conservatory to the front of our house, knock out some windows to create an open plan kitchen/dining in the space. Also extend out the back of the garage to add a fourth bedroom with ensuite. Would love a loft bed in that space so height would need to be considered as it's a one story home. Slight sloping out the back as property slopes down to a river. Would want to maximise the view opportunity on the back extension. Want to get plans and permissions done so we can start by mid next year.
