I live in a split level home and wish to renovate the lower level. Presently it consists of a bedroom, bathroom and kitchen. The latter two are very outdated and I wish to renovate with this in mind. As far as I can tell, the council still view the lower level as a garage and I will need a building consent to update their records accordingly. See attached for layout changes. Picture 1 shows the current layout of the lower level and Picture 2 shows an magnified map showing changes to be made. In terms of the renovation I want to increase the size of the bathroom, moving the toilet and shower to new positions. Presently, there is a washing machine situated in the kitchen and I would want to relocate this into the new bathroom. This will be placed in a newly made recessed box-like cavity making use of the space provided under the stairwell. The new wall that is part of the bathroom extension leaves a small rectangular area that I want to convert into a walk in wardrobe (with a cavity sliding door). In regards to the kitchen, I want to replace the existing kitchen with a new one. The only change to the layout of the kitchen (other than the removal of the washing machine taps/wastewater outlet) is a permanent corner pantry that I want removed. What I am looking for is a person/company who can look at the property, discuss any issues that may restrict the gaining of the building consent, draw plans and follow through the process in consulting with the council until a building consent is granted.
