Large Totara pruning

We have a large Totara blocking a lot of sun to our place and would like to have a large bit of the top chopped off. There is our house, neighbours' house and a fence to consider in terms of potential damage. I'm also not sure about RMA rules regarding significant pruning of native trees, so would want someone who knows the legalities of it. There is a child's fort built against the trunk, which we would prefer to remain undamaged, but it may also facilitate access. Looking for an estimate at this stage.
